Does AI Recommend Toronto Mortgage Brokers?
We asked the four major AI answer engines to recommend a Toronto mortgage broker. Each named a different set, Google named none, and the lack of consensus is the opening.

The short version: we asked the four major AI answer engines to recommend a Toronto mortgage broker on October 17, 2026. Three of them named brokers readily. Google named none. But the headline here is the disagreement: unlike accountants, where a few firms kept recurring, the engines barely agreed on mortgage brokers at all. Each one named a largely different list. For a broker, that is unusual, and it is an opening.
This is the mortgage-brokers entry in a series. See the companion study on accountants, published the same day, plus the ones on HVAC companies, med spas, law firms, and real estate agents, and the monthly Toronto AI citation tracker.
How we tested, and the honest limits
We queried four surfaces: ChatGPT, Perplexity, Gemini, and Google in the Canada region. We ran three intents, a head query ("best mortgage broker in Toronto") and two sub-intents ("best mortgage broker for first time buyers" and "best mortgage broker for self employed"), and logged which brokers each engine named and which sources it leaned on.
The caveats first. This is a focused field test on one date across a few query shapes, not a large statistical sample. ChatGPT and Gemini ran through a signed-in account, so some personalization is possible. The broker names below are public outputs these engines produced, drawn from directories, Maps, and the web. Read them as a snapshot of machine behaviour, not a ranking or an endorsement from us.
Finding 1: Three engines name brokers. Google does not
Ask ChatGPT, Perplexity, or Gemini for the best mortgage broker in Toronto and names come back. ChatGPT returned four from a Google Maps panel, each with a 5.0 rating and a heavy review count, led by Outline Financial at 903 reviews. Perplexity named a broad set and called Ratehub.ca the safe default. Gemini named a different set again and pointed first at a brokerage publishing its FSRA licence number.
Google, as with accountants, produced no AI Overview for the query. It showed sponsored ads and a local pack instead.
Finding 2: The named set changes with intent, as always
The intent effect held here too. On Perplexity, the head query leaned on rate-comparison platforms and established names: Ratehub, Outline Financial, True North, Nuborrow, Monster Mortgage, 360Lending, Northwood. Ask for a first-time buyer and the top of the list swapped to Butler Mortgage and ASK ROSS. Ask for self-employed and it swapped again to Joe Purewal Mortgages and GreenFlow Financial, brokers that market themselves around complex and non-standard income files.
A broker who wins "best mortgage broker" does not automatically win "self-employed mortgage Toronto." Those are different searches with different winners, and each rewards a page and a profile built for it. The self-employed answer in particular pulled brokers who state, in plain words, that they handle bank-statement and stated-income programs.
Finding 3: ChatGPT reads Maps. Perplexity and Gemini read directories
The grounding split by engine, same as we saw with accountants, and it points your effort in different directions.
ChatGPT answered from Maps and Places, and notably it surfaced high-review individual agents and small teams, not just big brands: Outline Financial at 903 reviews, Mortgages with Jane at 523, Kalson Jang Mortgage Agent at 417, Mortgage Scout at 454. Perplexity grounded in rate-comparison sites and roundups like bestinhood and wowa, which pushed platforms like Ratehub to the front. Gemini leaned on brokerage sites and roundups, and repeatedly flagged FSRA licensing as a trust signal.
So the surface you optimise for changes who you compete with. On ChatGPT, a well-reviewed individual agent can outrank a national platform. On Perplexity, the rate-comparison platforms have the edge because that is what its sources are.
Finding 4: Mortgage brokers have almost no cross-engine consensus
This is the finding that separates this study from the accountant one, and it is the most useful thing here.
With accountants, a few firms recurred across every engine. With mortgage brokers, they mostly did not. ChatGPT's list (Outline Financial, Mortgages with Jane, Kalson Jang, Mortgage Scout) barely touched Perplexity's (Ratehub, Outline, True North, Monster), which barely touched Gemini's (lendsimpl, Your Mortgage Your Way, Burke Financial, Ross Taylor). Only two names bridged engines at all: Outline Financial, which appeared on both ChatGPT and Perplexity, and lendsimpl, which appeared on Gemini and in Perplexity's sub-intent answers.
Why it matters: a fragmented field means no broker has yet built the cross-web entity depth that makes every engine converge on them. The consensus seat is wide open in a way it is not for accountants. A broker who builds review depth, directory presence, and intent-specific content across all of these surfaces at once could become the name the engines agree on, because right now there is barely one.
Finding 5: On Google, no AI Overview, just ads and a map
For "best mortgage broker in Toronto," Google returned no AI answer. It showed sponsored ads, including True North Mortgage at a 4.9 across 1,333 reviews and Canada Lend at 4.9 across 525, above a local Maps pack.
The takeaways mirror the accountant study. The AI answer layer that names brokers lives in ChatGPT, Perplexity, and Gemini, not in Google search. And winning Google here is a separate game of ads, local pack, and reviews, running in parallel with the AI shortlist rather than feeding it directly.
What this means if you run a Toronto mortgage brokerage
- Chase the open consensus seat. Because the engines disagree, the broker who builds depth everywhere at once, reviews, directories, and clear on-site content, has a real shot at becoming the name they all land on. That is a rarer opportunity than it sounds.
- Build and maintain a high-review Google profile. ChatGPT and Google both surfaced the highest-reviewed names and quoted the counts. For an individual agent especially, a deep review base can put you ahead of national platforms on ChatGPT. The Google Maps ranking guide covers the basics.
- Get on the rate-comparison and broker roundups. Perplexity pushed platforms like Ratehub because its sources are rate-comparison and roundup sites. Presence there shapes what Perplexity and Gemini say.
- Write intent-specific pages. First-time-buyer, self-employed, renewal, refinance, and investment-property each named a different set. State plainly which files you handle, especially bank-statement and stated-income programs, since the self-employed answers pulled exactly those words.
- Show your FSRA licence and your lender access in text. Gemini treated FSRA licensing and "access to 50-plus lenders" as trust signals and quoted them. Put those facts in plain words near the top of the page.

Limitations
This is one field test on one date, October 17, 2026, across three query intents. ChatGPT and Gemini were accessed signed in, so personalization may have nudged results. AI answers move with phrasing, location, and time. The named brokers are public outputs from these engines, reported exactly as shown, and are neither a ranking nor an endorsement by Stratezik. The pattern, not the particular names, is the finding.
FAQ
Does ChatGPT recommend specific mortgage brokers in Toronto? Yes. In our October 2026 testing, ChatGPT returned a shortlist of Toronto brokers from a Google Maps panel, each at a 5.0 rating with a heavy review count, led by one at 903 reviews. Perplexity and Gemini also named brokers, though each engine named a largely different set. Google showed ads and a local Maps pack rather than an AI Overview.
How do I get my mortgage brokerage recommended by AI? Build depth on every surface, because the engines disagree and the consensus seat is open. For ChatGPT, grow a high-review Google Business Profile. For Perplexity and Gemini, get onto rate-comparison sites and broker roundups. Write intent-specific pages for first-time buyers, self-employed borrowers, renewals, and investment properties, and state your FSRA licence and lender access in plain text.
Why do AI engines disagree so much on the best Toronto mortgage broker? Because no broker has yet built the cross-web presence, in reviews, directories, and content, that makes every engine converge on the same name. In our test the three AI engines shared only two names between them. That fragmentation is unusual and it means the field is winnable for a broker who invests across all the surfaces at once.
Does Google show an AI Overview for "best mortgage broker in Toronto"? Not as of October 2026. Google returned sponsored ads and a local Maps pack instead. The AI answer layer that names brokers currently lives in ChatGPT, Perplexity, and Gemini, so those are where AEO effort pays off for this category.
